For those seeking the ultimate escape, a villa vacation in Montserrat provides the ideal chance to relax in comfortable, tranquil surroundings, away from bustling resorts. Many of the villas are set in landscaped gardens and most offer pools and patios or terraces with panoramic views of the mountains and the sea. Villa rentals generally include maid service and pool and garden attendants, while arrangements can also be made for the services of a cook or baby-sitter, if required. As a guide price, a beautiful four-bedroom, four-bathroom villa with a housekeeper, swimming pool, wet bar, cable TV, CD player, washer and dryer can be leased for just US$1500 to US$2,000 per week in- season and US$750 to US$1,500 per week out of season.
Villa/Vacation Home Sales
A holiday home can be purchased at relatively low prices as real estate in the northern safe zone represents a good investment opportunity, with holiday lets a viable income generator. The government welcomes expatriate investment in the island, so buying or building property is a straightforward process for a non-national. All real estate transactions are conducted in US dollars and purchasers receive a freehold Land Certificate or title for the property upon closing. A local lawyer represents the purchaser, applying for the alien landholder licence and drawing up the necessary contracts. The total cost of the landholder licence, land transfer, stamp duty, tax and legal fees is approximately 10% of the net property price. This fee is borne by the purchaser.
